Property Maintenance - Tips for Keeping Your Home in Top Condition

Our home is likely to be the biggest purchase we ever make. It makes sense that we want to keep it in top condition and presented well to others. If a house falls badly into disrepair, the value will be lowered because of the renovations that a new owner will need to undertake. Keeping it looking good and making sure all of the services are working properly is not a difficult task, though, it is sometimes an expensive one.

If you are looking for some inspiration and encouragement when maintaining your home, look no further. You will find some handy hints here on ways to protect your investment.

The Roof

Annual roof inspections are essential. A lot may have happened since your last one, so it is worth reaching for your binoculars today and taking a look at its overall condition.

Stand at the end of your garden, or in a neighbour’s if you need to, and zoom in with the binoculars, so you have a detailed view of the individual components. Check the flashings where the chimney joins the roof. These are the lead strips that prevent water ingress at the joints. If you see a heavy build up of moss, you will have to climb a ladder to remove it. If moss is allowed to grow on the joints it will eventually force the lead away from the brickwork, allowing water to find a way in.

Check the ridge tiles to see if there is any sign of movement. It is common for ridge tiles to come loose, but they are easily reattached with fresh mortar. Look for loose or missing roof tiles replace or straighten tiles as needed.

When the roof is in good condition, the rest of the house is protected, so always make this inspection the first one on your list.

Drainage

Have you any idea what the condition your drains are in? In an older property, it pays to be informed if there are any problems brewing down there, because a serious fault is bound to occur at the most inopportune moment. Lots of people are choosing to carry out CCTV drain surveys because it is the only sure way to identify faults. A detailed survey will come in handy should you ever decide to sell your property too, so give it some thought.

Window Replacement

Most homes will receive new windows in their lifetime. Do not wait until your existing windows are in a shocking state before replacing them. Nothing looks worse on a house than rotten or poorly decorated window frames. Replacing them is a DIY job if you are confident. The old frames are removed by removing the glass, sawing through them, if they are wooden, and levering them free with a crowbar. Fit the new frames into place and secure them with suitable screws.

Front Garden

Do not spoil all of your hard work by neglecting garden maintenance. Keep the lawn short and weed the borders regularly. Use a jet washer on the drive occasionally, to keep it nice and clean. Jet washing is a therapeutic exercise and a great way to contemplate the day’s events.

With determination, your home will remain in superb condition for years to come. Some of the projects, such as new windows, only need to be carried out every twenty years, so do not feel overwhelmed by the task ahead. Good luck with your efforts.
